Real estate APIs you can pay per call

As of October 26, 2026, x402-list compares 6 real estate APIs with a priced route for one property, parcel, listing or closed sale. The median selected call costs $0.015. Property records, listings, closed sales, tax rolls and market indicators answer different questions, so match the product before the price.

What a real estate API returns

A real estate API answers a question about property with structured data. The question can be narrow, such as the zoning district of one address, or broad, such as the direction of mortgage rates this week. Between those ends sit listing searches, records of closed sales, tax-roll values, permit filings, flood and crime context, construction costs and seller leads. Each comes from a different source with its own update cycle, and an agent that mixes them without labels produces a report nobody can check.

The unit of the answer is the first thing to establish. A parcel record describes a piece of land and the buildings on it. A listing describes an offer made by a seller at a moment in time. A closed sale describes a transaction that happened. A ZIP-code or metro statistic describes many properties at once, and a national index describes the whole market. These units do not convert into each other. A median value for a ZIP code says little about one house, and one house says little about the ZIP code.

Geography is the second constraint. Property data is collected by counties, cities, MLS listing networks and national agencies, so coverage often follows administrative lines. A provider that documents one county, a group of metro areas or a set of states is describing the edge of its data. Outside that edge an empty answer is expected and does not prove that a property, a permit or a sale does not exist.

This page compares 6 services that list a priced route for one property, parcel, listing or closed sale as of October 26, 2026. It leaves out 4 candidates that pass the listing checks but document no such route.

Records, listings, closed sales and market data

Endpoints are classified by what their descriptions say they return. Parcel and property records, a parcel's tax-roll values, active listings and closed sales are the core products: a service enters the table only with a priced route of one of these types. Permits and zoning, location risks, building costs, market indicators, distress records, seller leads, written briefings and provider scores are classified separately. They can accompany a qualifying service, but they never qualify it or supply its row price, so a national housing report, an area crime lookup or a regional benchmark sold on its own stays out of the table.

Each price is the cheapest endpoint of that service for that kind of data: the same number wherever this page quotes it.

A service can appear in several rows of the table above, and each row shows its cheapest route of that type. The count describes the endpoint lists captured for this comparison, not every product a provider sells elsewhere.

Regional limits are named in the matched endpoint descriptions of Northeast Deal Intel, DwellData — Multifamily Real Estate Deals Feed, Frontera Signal and HCAD Harris County Property-Tax API.

ZIP-code level data is described by Locus Report and StableEstate.

Upstream sources are named too. The HCAD tax roll is cited by HCAD Harris County Property-Tax API.

FEMA data is cited by Locus Report.

MLS listing data is cited by StableEstate. A named source tells you where to look when a value seems wrong; it is the provider's statement, not a check by x402-list.

$/CALL is the price of the endpoint named under it: the cheapest parcel and property records, active rental, sale and deal listings, closed sales used as comparables and tax-roll values and assessment context endpoint of the service or, for a service without one, its cheapest property-data endpoint. Never the cheapest tool of a gateway. Other kinds of data have their own price in the tables below. PROPERTY-DATA ENDPOINTS counts the property-data endpoints out of all the endpoints the service lists. BUYERS 30D counts distinct wallets that paid the whole service on-chain in 30 days, not only its property-data endpoints. "Generalist" marks a gateway that sells more than three unrelated kinds of tools: it is never called the cheapest.

How to choose a real estate API

Confirm coverage for your addresses

List the counties, metros or postcodes you need and test a handful of known properties in each. A provider built on one county's records can be precise inside that county and silent next door. National listing search and a single county's tax roll can both be the right tool, for different questions.

Decide between offers and outcomes

Asking prices and advertised cap rates describe what a seller hopes for. Closed sales and tax-roll values describe what was recorded. Pricing work usually needs both, kept in separate fields with their dates, so that a reviewer can see which number drove a conclusion.

Check personal data before you store it

Property records can include owner names, mailing addresses and tax details. A route can withhold personal owners and return only company or public owners, or it can include ownership fields; the endpoint description says which. Decide which fields you are allowed to keep, and read the provider's terms before building a contact list from public records.

Read the billing rules for empty results

A search that matches nothing, a record with thin evidence and a failed lookup can be billed differently from route to route. When a provider states that empty or unavailable results are not charged, keep that rule with the endpoint, because it changes the real cost of a broad search.

Measure freshness yourself

The median monitored uptime of the listed services is 100%. Uptime shows the payment endpoint answers; it does not show when the underlying records were last refreshed. Compare a few known recent sales or permits with the responses before you rely on a feed.

Which endpoint fits which job

Start from the decision you need to make. Each job below lists the services whose classified routes match it, with the price of the matching route, which can differ from the row price in the main table.

Pull the record for one address

Send the address or parcel id in the form the route expects and keep the jurisdiction with the answer. Note which fields come back empty, and why, before treating a missing owner, year built or deed as a fact about the building.

An asking price is an offer and a closed sale is a recorded outcome, so store them in separate columns. Keep the retrieval date, the listing link and the filters you sent, and expect coverage to follow the provider's stated region and property type.

Candidates today, most buyers first: Northeast Deal Intel ($0.02/call, 21 buyers) · DwellData — Multifamily Real Estate Deals Feed ($0.01/call, 13 buyers) · StableEstate ($0.01/call)

Follow tax assessments

Track the tax year and the exact value field: assessed, appraised and market values follow different rules. Assessment context and appeal guides help a protest decision; they do not set a price for the property.

Candidates today, most buyers first: Locus Report ($0.1/call, 23 buyers) · HCAD Harris County Property-Tax API ($0.02/call)

Benchmark a market

Write down the level each series describes, from a ZIP code or submarket up to the whole country, and its period. A weekly national series and a monthly metro reading can move in different directions in the same week.

Candidates today, most buyers first: Locus Report ($0.01/call, 23 buyers) · Northeast Deal Intel ($0.02/call, 21 buyers) · Frontera Signal ($0.02/call, 8 buyers) · StableEstate ($0.01/call)

Check location risks

Match the spatial unit to the question: a flood zone at a geocoded point, crime counts for a postcode or district and an annual air-quality record are separate kinds of evidence. Keep the source and observation date with each one.

Candidates today, most buyers first: Locus Report ($0.01/call, 23 buyers)

Plan construction and permits

Check which authority issued a permit and what its status means locally. A filed estimate per square foot, a shelf price for materials and a rebuild proxy answer different budget questions, so keep their units apart.

Candidates today, most buyers first: Locus Report ($0.01/call, 23 buyers) · Frontera Signal ($0.01/call, 8 buyers)

Source off-market opportunities

Confirm each distress record against its public source and current case status before acting on it. A provider score summarizes the provider's own criteria; keep the rationale it returns next to the number.

What the main providers describe

These notes repeat what each provider documents for its property routes, as read on October 22, 2026. Coverage, sources and billing rules are the providers' statements; prices come from the matching endpoint type, never from figures written in a description.

Northeast Deal Intel

Northeast Deal Intel describes commercial real estate data for nine Northeast US states. Listing search with scoring starts at $0.02, and GET /v1/agent/comps-search returns closed comparable transactions, filterable by state, type, price and date, at $0.03. Cap-rate and price-per-square-foot benchmarks, submarket summaries and a market overview start at $0.02. A deal score with a thesis and flags costs $0.1; it is listed as a GET route while its description asks for a POST body, so read the schema first. The service description and the comparables endpoint give different record counts, so take the count from the response rather than from the listing.

Locus Report

Locus Report lists address-level public records: parcel lookups and property packets from $0.01, flood, crime and environmental context from $0.01, zoning and permit closeout from $0.01 and assessment context from $0.1. Several route descriptions add terms worth reading. The parcel route excludes owner names and mailing addresses, the flood route reports the FEMA zone at the geocoded point, and some routes say thin or unavailable evidence is not charged. Several also point to free Locus tools that return the same records when a client can call them instead of the paid route.

StableEstate

StableEstate covers US real estate search: rental and for-sale listing search from $0.01, property records with attributes, tax history and ownership from $0.01, and ZIP-code market statistics from $0.01. The provider says its MLS data comes upstream from RentCast. Single records are shown here as GET /api/properties/{address} rather than the sample addresses in the captured routes. The service description also mentions value and rent estimates, but no separate estimate route appears in the captured list, so budget for the records and listings that are documented.

DwellData — Multifamily Real Estate Deals Feed

DwellData — Multifamily Real Estate Deals Feed focuses on multifamily investment. Its entry listing tier starts at $0.01 with address, price, units, advertised cap rate, link and freshness; fuller tiers add underwriting and a Hot, Warm or Pass score. An address or parcel lookup at $0.02 gathers every matching record across its feeds. Sheriff-sale and tax-delinquency records for named Ohio metros start at $0.03, and scored seller leads at $0.25. The provider says a query that matches nothing is not charged and that every missing value carries a typed reason.

HCAD Harris County Property-Tax API

HCAD Harris County Property-Tax API lists one paid route, the yearly history of assessed, appraised and market values for a Harris County, Texas parcel, at $0.02. The endpoint description calls them raw HCAD roll values without interpretation and says the parcel account comes from a free address search. The service description also mentions protest outcomes with values before and after a protest, but the captured list documents the history route only. A roll value is an administrative figure for a tax year, which makes it useful for trend and protest research rather than as a sale price.

What property data costs at volume

The median selected call costs $0.015, so 100,000 calls total $1,500.00 at that rate. The table repeats the calculation for the median, the cheapest specialized service and the providers described above.

Each service at the price of its main property-data endpoint, the one named in the table above.

Volume in property work rarely means one call per property. Screening a list of addresses can take a record lookup, a flood check and a tax history for each one, and a market study can pull the same benchmark every week for months. Multiply the per-call quote by the number of routes in your workflow, not only by the number of addresses.

Free empty results lower the cost of broad searches, while bundled packets and written briefings raise the price of a single answer. Keep the route and the paid unit with each charge, and compare the cost per usable record rather than the cost per request.

Inspect a listing search and its payment terms

For a listing search, Northeast Deal Intel documents GET /v1/agent/search. Read its current request schema for state, property type and scoring filters before paying, and check that the response fields match what your workflow stores. The catalog reference quote for this method and path is $0.02; it is not a verified quote for a different method or request body.

The listed method and description establish the advertised contract. This explanation does not reproduce an HTTP 402 challenge or certify a paid response. Request the challenge for the exact call you intend to make and compare resource, method, network, asset and amount before authorizing payment. A challenge for the comparables or scoring route on the same host does not authorize a listing search.

How this comparison is built

The comparison starts from services that are online and payment-ready, with a known price, a description of at least 80 characters and measured 30-day uptime of at least 90%. Endpoint selection then reads each service's documented routes and keeps those that return property data. A service enters the table only with a priced route for one property, parcel, listing or closed sale; area, market and research routes are shown beside it without qualifying it. Place encyclopedias, company vetting and forecast scorecards on the same hosts stay out of the classification.

Descriptions and endpoint lists were read from the public listing on October 22, 2026. Coverage, sources, record counts and billing rules quoted here are provider claims; x402-list has not tested the accuracy or freshness of the delivered records. Buyer counts are distinct paying wallets over 30 days, and monitoring measures availability and response time of the payment endpoint.

Prices are the reference amounts listed for each endpoint. A route that bills by result, waives the charge for empty answers or quotes a bundle by profile can cost a different amount for your request, so treat the reference price as a starting point.

Questions

Is there a free real estate API here?

The 6 listed services have positive per-call prices for their task endpoints. A route that waives the charge when nothing matches still bills a successful answer, so check the exact endpoint's terms.

What do 100,000 real estate API calls cost?

At the median selected quote, 100,000 calls total $1,500.00 at $0.015 per call. Workflows that call several routes per property multiply that figure.

Does an HTTP 402 payment prove the data is current?

No. A payment requirement shows how to buy the answer, not when the records behind it were refreshed. Compare a few known recent sales or permits with the response.

Are listings and closed sales the same data?

No. A listing is an asking price at a point in time, while a closed sale is a recorded transaction. Keep them apart when estimating value or yield.

Is a tax-roll market value a sale price?

No. It is an administrative value for a tax year under the assessor's rules. It helps trend and protest research but does not establish what a buyer would pay.

Can a real estate API return owner names?

It depends on the route: ownership fields can be included or personal owners withheld by design. Read the endpoint description, and check the rules that apply to storing and contacting owners.

Can a ZIP or national benchmark price one building?

Not on its own. An aggregate describes many properties over a period, so use it as context next to records and comparables for the building itself.

Is a provider deal score an appraisal?

No. A deal score applies the provider's own criteria to a listing or deal. Keep the thesis and flags it returns next to the number, and do not treat it as a valuation.

How to pay

Each service answers an unpaid call with HTTP 402 and its price; your agent signs a USDC payment on the listed network and retries. No API key, no account, no subscription. See what x402 is.
